Building 5520, Oxford Business Park

Our brief was to completely strip back the building to its shell and update all aspects of the building internally and externally creating a workspace that experiences a new direction. To create a new standard of contemporary office design for the business park, with concierge provision, exposed services and a design solution to ensure maximum adaptability for all types of occupation.

The design brief was to offer something different to the region and would set the benchmark for future designs in the area. The open plan footplate consists of exposed services with an industrial feel of shiny new perfectly planned out services, led linear lighting and iron grey exposed steel beams throughout which is also reflected through the re-sprayed window mullions which frame the beautiful new landscaping which forms part of the Market Square.

The concierge and visitors lounge adopts a design scheme that allows depth and richness whilst introducing a soft layer of intrigue to the space through the choice and layering of textures, furniture and lighting.

Where the ‘front of house’ provides a certain look and feel, the same high standard of quality and finishes carry through to other areas in the building albeit have a different design to provide the ongoing intrigue. Each space was thought of like a movie, focusing in on a “scene” or “shot” and then brought together as part of a master plan.

The staircases that link the floors were refurbished to encourage the use of the stairs. A striking minimalist design with concrete effect wall panels and stainless steel bolts, modern led emergency lighting and concrete effect carpet design.

The bathroom and changing room facilities were created with accessibility should the building be split on each floor retaining the provision for all occupiers in the building. The clean fresh monochrome interior delivers striking contrast to the other areas but still incorporate consistent elements such as the exposed services throughout the building.

A full building refurbishment where we challenged Vernier to set a new standard of specification for the Park – and they excelled by confidently creating a unique “wow factor” design scheme whilst delivering high quality feature elements and setting a new benchmark of contemporary business space. It was the attention to detail that shone through with every aspect, all built beautifully and delivered to budget and on time. And as they say – ‘the proof is in the pudding’ – with us letting the whole building within 6 months of practical completion, a fantastic result.
