The full refurbishment of 30 Farringdon Street from shell and core included a new roof, window replacement and external cleaning. This released 70,000 sq ft of office accommodation back into the portfolio. The refurbishment included eight upper floors and two basements of fitting out, a new M&E infrastructure and lift replacement.
The construction was a complex, phased operation, undertaken over 40 weeks whilst maintaining the operations of two businesses within the building.
”The project was the most complex the RELX group had undertaken and included the making safe & removal of large quantities of asbestos, the transformation of 2 basement areas from basic storage into usable space and the filling in of a disused lift shaft. The windows were all replaced and the majority of the services infrastructure renewed with only a few services retained/overhauled.
Verniers team along with their chosen sub-contractors managed the strip out and refurbishment phasing really effectively. The key was the effective collaboration and communication between client, designer, management contractor and subcontractor to deliver an excellent space which is both efficient and effective and still works well for the business nearly 10 years on.
As with all projects, the brief moved and changed during the phased build and Vernier adapted their delivery to suit and were very reasonable and realistic with their variation claims which made the project relationship easier, stronger and trust was enhanced.
